  1. Instruct Your Solicitors Early

Visit them with your identification documents—such as a driving licence, passport, and utility bill—to verify your identity. This can often be done electronically which is even quicker and easier. Completing this step early can save time later on.

While your property is on the market, start working on the necessary paperwork. Complete the Property Information Form and the Fixtures and Contents List. These forms outline what’s included in the sale and what you’ll be taking with you. Having these documents ready will allow your solicitor to send them to the buyer promptly, once one is secured.

Collect all relevant paperwork related to your property. This includes planning permissions, building regulations certificates, FENSA certificates for replacement windows, and GASESAFE certificates for any boiler replacements. If your boiler hasn’t been serviced recently, consider having it done now, as buyers often request this, and it could help facilitate the sale.

If you have a mortgage, keep your account number and lender’s contact information handy. Your solicitor will need these details to process the sale efficiently.

  1. Leasehold Properties

For leasehold properties, gather your ground rent and service charge statements, along with receipts. You’ll also need a pack of information from the freeholder. Contact the freeholder early to find out the cost of this pack, so you can order it promptly when a buyer is found, avoiding potential delays later on.
